The things people ask first.

Will pressure washing damage my tile roof?

It would if we used pressure — which is exactly why we don’t. Roofs get soft washed: a cleaning solution does the work and the rinse stays under about 500 PSI. High pressure on barrel tile blows out the mortar, shifts tiles and drives water under the underlayment. If a company quotes you a “pressure washed” roof, that’s the wrong method.

Do you need to use my water?

Yes — an outdoor spigot and a working hose bib is all we need, plus a standard outlet for some jobs. On a typical driveway that’s a few dollars of water. If your spigot is weak or shut off, tell us ahead of time and we’ll plan around it.

What about my plants and landscaping?

Anything within range gets soaked with clean water before we start and rinsed again after. Pre-wetting is what protects them — it dilutes anything that drifts. We also tarp delicate beds on roof and house-wash jobs.

Can you get out oil stains and rust?

Usually a lot of it, sometimes all of it. Fresh oil comes up with a degreaser pre-treatment. Rust from sprinkler water or patio furniture needs a separate acid-based treatment, which we price as an add-on. Deep old oil that has soaked into porous concrete may lighten rather than vanish — we’ll tell you honestly which one you’re looking at before you book.

How long does it stay clean in Miami?

Concrete and pavers: roughly 12–18 months, less on a shaded north-facing slab where algae comes back fast. Roofs: 2–4 years depending on tree cover. Sealing pavers after cleaning roughly doubles the interval and keeps the color from fading — it’s the single best add-on for a pool deck.

What does the water run into?

Not the storm drain, if we can help it. Miami-Dade drains run to Biscayne Bay, so we sweep debris up dry first, keep chemical work off the street, and direct rinse water into landscaping where it can soak in. It’s the rule and it’s also just the right way to work.
